Do I need Council approval to have a Tiny Home?

This information is for NSW only.  This ruling may vary from State to State.  We advise you to check this information with your local council.

The Local Government (Manufactured Home Estates, Caravan Parks, Camping Grounds, and Moveable Dwellings) Regulation 2005 states that the prior approval of the council is NOT required for:

(a) the installation of not more than 2 caravans, campervans, or tents on any land, so long as they are not occupied for more than 2 days at a time and not occupied for more than 60 days (in total) in any single period of 12 months, or

(b) the installation of not more than one caravan or campervan on land occupied by the owner of the caravan or campervan in connection with that owner’s dwelling-house, so long as it is used for habitation only the owner or by members of the owner’s household and is maintained in a safe and healthy condition, or

(c)  the installation of a caravan or campervan on pastoral or agricultural land, so long as it is merely occupied seasonally by persons employed in pastoral or agricultural operations on the land.

(1)   the enclosed area of all annexes that are attached to a caravan must not exceed the enclosed floor area of the caravan.

(2)  for the purposes of this clause, the floor area of a caravan that has a maximum internal width of less than 3.1 metres must be determined as if that width were 3.1 metres.

How long does a tiny home take to build?

Approximately 12-16 weeks, however, build time can vary depending on our current orders. 

 

Why do Tiny Homes have wheels?

There are two main reasons why tiny houses are built on wheels:

  1. When built on wheels it does not require a building permit as it is classified under the same regulation as caravans. 
  2. A lot of Tiny Home owners enjoy the idea of not being tied down and being able to move around.
 

Is there a payment plan?

 For our  Tiny Home builds we offer 4 progress payments as follows:

  • Stage 1 – Trailer & design 20%. Once the deposit is made we can order your trailer,  and your Tiny House journey begins.
  • Stage 2 – Timber Frame 20%
  • Stage 3 – Lock Up 20%
  • Stage 4 – Your Tiny Home completed and ready for pick up 20%
 
Are the Tiny Houses insulated? What types of insulation is used?

 

Yes, all our Tiny Houses are insulated. We use Earthwool Insulation bats on walls and a double layer in the roof. If you require insulation under the floor this is also an option and can be upgraded to all our models and designs.

 

How do I connect to electricity & water?

If your tiny home is positioned close to available services (such as a shed with power and water) then it is simply a matter of connecting a power lead and a hose to your tiny home as you would a caravan.

 

Can I connect to sewage mains? What other waste options are available?

Our Tiny Houses come  with a standard flush toilet. It is the customer’s responsibility to obtain the services of a qualified plumber and council permits to connect to sewage or septic tank. Another option and great sustainable choice would be a composting toilet. We can install and supply a waterless, no smell composting toilet.

 

What options do you offer for going off grid in my tiny home?

Upon completion, our tiny homes are solar ready. We install a gas hot water system as standard and can install an upright gas oven and stove. As another optional extra you can choose to have a compost toilet installed. A solar system can also be installed at an additional cost or this can be added at a later stage.
